<p>2) Is there a Water Well Pump? Turn off electricity and close the valve to the Pressure Tank.</p>
<p>3) Drain all sink faucets. Leave them open. Blow air through lines. Add 2 cups of Anti-freeze down each sink drain.</p>
<p>4) Drain toilets. Add 1 quart of Anti-freeze to toilet bowl. If needed, add 1 cup of Anti-freeze in the toilet tank.</p>
<p>5) Open Shower and Tub valve (handle) and to drain tub/shower. Add 2 cups of Anti-freeze down the Tub drain.</p>
<p>6) Is there a Dishwasher? Add 1 quart of Anti-freeze to inside center drain area. Run on Rinse for about 30 seconds.</p>
<p>7) Drain Washing Machine supply lines. Add 1 quart of Anti-freeze in the machine drum, spin dry 30 seconds, and pour 1 quart down the washing machine drain (in wall next to supply hoses).</p>
<p> <img src='http://chrisstoryradio.com/blog/wp-includes/images/smilies/icon_cool.gif' alt='8)' class='wp-smiley' /> Is the Water Heater an Electric, Propane, Natural Gas or On-demand (Toyo) Water Heater? If there’s an Electric Water Heater-</p>
<p>9) Is there a Well or Cistern Water Pressure Tank? Drain it.</p>
<p>10) Is the House heated by (Hydronic) Radiant Floor Heating? If so call a Plumber! It can be tricky.</p>
<p>11) Is the House heated by a Boiler? If so call a Plumber! It can be tricky.</p>
<p>12) Are there any Water Filters (Well, Under Counter Sink Filters, etc.)? Drain them.</p>
<p>13) Are there any Propane, Natural Gas or Oil tank valves that need to be turned/shut off?</p>
<p>14) Is there a Monitor, Rinnai, or Toyo Heater that needs to be turned down (50 deg) &#8211; or off?</p>
<p>15) Does the Freezer have an Ice Maker? Disconnect the supply line and drain it. Reinstall the line.</p>
<p>16) Are all the perishable food items removed from the Refrigerator?</p>
<p>a. If any liquids are in a Glass, Can, or Plastic Container they may break if frozen.</p>
<p>i. Foods that expire need to be discarded (or given to Food Bank). Liquid Foods with long shelf life should be placed in covered Plastic Storage Bins in case they break. Carbonated Drinks (Sodas, Beer, etc.) may explode so they should be placed in a closed Plastic Bin to contain any mess.</p>
<p>b. Unplug the Refrigerator/Freezer and prop open all doors. Place Baking Soda inside.</p>
<p>17) Open the cabinets under all Kitchen/Bathroom Sinks for air flow.</p>
<p>18) Close exterior Crawlspace vents.</p>
<p>19) Open Bathroom doors for air flow.</p>
<p>20) Disconnect garden Hoses from outdoor faucets and drain its water. Don’t reconnect them- store them.</p>
<p>21) Drain outdoor faucets, if possible, by closing ball valve (if installed) downstream. Close outdoor faucets.</p>
<p>22) Close Fireplace flue.</p>
<p>23) Add Fuel Stabilizer to any gas in Lawn mower, Garden Tractor, Chain Saw, Boat, Car, ATV, Oil Fuel Tank.</p>

<p>Drain water from all sources. Close off valves. Turn off electricity. Open sink faucets and sink cabinet doors. Pour 2 cups of RV Anti-freeze to all P-trap drain lines (Sinks, Toilets, etc.) to contain sewer gases.</p>

<p>Home Staging is an important part of selling your home.  In any market place a ‘staged’ home can make a big difference in helping your home stand out among other homes on and sell faster.   Studies show that the first impression makes all the difference and your buyers make up their mind in the first <em>20 seconds</em> of walking into a house; for the positive <em>or</em><strong> </strong>negative.  So you can see that it is so important that that first impression be a good one!  At Story Real Estate we believe that selling a house is a combined effort between yourself and your Realtor.  We want to help you give your home every advantage possible to shine among other homes on the market.  Following are two options for Home Staging that we offer through Story Real Estate:</p>

<li><strong>Option 1 – Staging for the Vacant Home:</strong>  Staging with accessories the kitchen and bathrooms, giving the home a ‘lived in feel’.  If you are living out of town you will receive pictures so you can see the final results.  Also, if the home is in the Homer city limits and with proper notice on a showing I will go to your home and turn on lights, turn up the heat and turn on soft music to make sure the home is ready in every way for the showing.  This will ensure that the ‘first impression’ is a good one.  Remember those first 20 seconds count!</li>

<li><strong>Option 2 – Staging for the Occupied Home:</strong>  I will go through the home taking pictures and notes and compile a ‘recommendations’ outline for you on Home Staging.  This outline may consist of ideas on what should be packed away, certain esthetic repairs, furniture arraignments and general guidelines on creating a ‘neutral’ staged feel that buyers can envision themselves living in.  This is very important because if a potential buyer feels that the home is <em>your</em><strong> </strong>personal space, they will have a harder time picturing <em>themselves</em> living in the home; and after all your goal is that it become <em>their</em> home.  If after looking over the Home Staging Outline you would like further assistance, I will be happy to come back into your home and arrange furniture/accessories to make your home ‘Show Ready’.  Live like you are selling!</li>
